What does Aegean Estate Property Management do?

Aegean Estate Property Management is a real estate office based in Thessaloniki. We sell and rent properties, manage homes for their owners, including short-term rentals, offer interior design and renovation, and run a network for independent brokers.

Can foreigners buy property in Greece?

Yes. Citizens of EU and non-EU countries can buy property in Greece. In some border areas, buyers from outside the EU need an additional permit. We work with lawyers and notaries who check each property before you commit.

Do I need a Greek tax number (AFM)?

Yes. Anyone buying property in Greece needs a Greek tax number (AFM) and, in practice, a Greek bank account. We can put you in touch with professionals who arrange both.

What costs are there on top of the price?

Usually a transfer tax (or VAT on some new builds), notary and land registry fees, and lawyer and agency fees. The amounts depend on the property, so we give you an estimate before you make an offer.

What is the Golden Visa?

A residence permit for non-EU citizens who invest in Greek real estate. The minimum investment depends on the area and the rules have changed several times in recent years, so we confirm the current requirements with you for each property.

How does stay management work, and what does it cost?

We list your property on Airbnb, Booking.com and Vrbo, handle pricing, bookings and guests and, depending on the plan, cleaning and maintenance. The fee is a share of monthly gross revenue: 10% for Basic, 25% for Premium, or a custom quote for larger portfolios.

I want to sell my property. How do you help?

We visit the property, suggest an asking price based on the market, prepare photography and the listing, and promote it to buyers in Greece and abroad. If you are not in a hurry, we can also manage it for rental income until it sells.
