Greece Golden Visa: properties that meet the 2026 thresholds.
Greece grants residence permits to non-EU nationals who buy property in the country. Since 2024 the minimum investment depends on where you buy, so the same budget goes further in some areas than in others.
Below are the thresholds by area and the Aegean Estate properties that, by price, size and location, appear to meet them.
Thresholds by area
- €800,000: Attica, the Thessaloniki regional unit (including Peraia, Thermi, Nea Michaniona and Asprovalta), the Mykonos and Thira (Santorini) regional units, and islands with more than 3,100 residents at the last census, such as Corfu and Samos.
- €400,000: The rest of Greece, for example Halkidiki, Kavala and Pieria.
- €250,000: A change of use to residential completed before the application (also industrial buildings idle for at least five years), or a listed building restored in full, anywhere in Greece.
At the €800,000 and €400,000 levels the investment must be a single property and, if built or holding a building permit, have at least 120 m² of main living space. Storage and parking do not count towards the size.

Frequently asked questions
What is the minimum Golden Visa investment in Greece in 2026?
€800,000 in Attica, the Thessaloniki regional unit, the Mykonos and Thira regional units and islands with more than 3,100 residents, and €400,000 elsewhere. It must be a single property with at least 120 m² of main living space if built or holding a building permit. The €250,000 level applies to a change of use to residential completed before the application, and to a listed building restored in full by the first renewal.
Can I rent out a Golden Visa property?
Yes, on a long-term lease. Short-term rental through the sharing economy (Airbnb-style) and subletting are prohibited; a breach means revocation of the permit and a €50,000 fine. A property bought through a change of use also cannot be used as a business seat.
Which family members are covered?
Your spouse or registered partner, unmarried children under 21, the direct ascendants of both spouses (such as parents) and, since 2026, adult children who lack legal capacity and are supported by you. Family permits expire with yours; a child who turns 21 receives an independent three-year permit.
Do I have to live in Greece to keep the permit?
No. The permit lasts five years and is renewed for equal periods while you keep ownership and possession of the property; time spent outside Greece does not affect renewal. The permit does not give the right to work.
How is the price paid?
The full minimum amount is paid before the application, by crossed bank cheque, credit transfer or card via POS into the seller’s account at a credit institution in Greece, and the payment is recorded in the notarial deed. Before buying, we recommend a lawyer checks the property and its eligibility.
